These Terms of Use ("Terms") govern your access to and use of key2nesthomeloans.com (the "Site"), operated by Key2Nest Home Loans LLC ("Key2Nest," "we," "us," or "our"), a licensed mortgage broker (NMLS #2819804) licensed in Alabama, Arkansas, Florida, and Texas. By using the Site you agree to these Terms. If you do not agree, please do not use the Site.

1. Eligibility

You must be at least 18 years old and capable of entering into a binding contract under applicable state and U.S. federal law to use the Site. The Site is intended for residents of, and properties located in, the United States — specifically the states in which Key2Nest is licensed: Alabama, Arkansas, Florida, and Texas.

2. Nature of the Site

The Site provides general information about mortgage products, calculators, and the loan process. It is an educational and inquiry-intake tool. It does not constitute legal, tax, accounting, or investment advice. Any decision to obtain a mortgage should be made in consultation with a qualified licensed mortgage originator.

3. Calculators & Estimates

The mortgage payment, affordability, refinance, and extra-payment calculators on the Site use standard amortization mathematics and the values you input. They are provided for educational illustration only. They do not reflect:

• Your actual credit-tier pricing or lender-specific rate;
• Property taxes, homeowners insurance, mortgage insurance (PMI/MIP), HOA dues, or escrow shortages (except where you enter add-on amounts);
• Lender overlays, program-specific guidelines, or geographic adjustments;
• Current market interest rates, which change daily.

Actual rates and qualification are determined only through formal loan application and underwriting.

4. Third-Party Links & Resources

The Site contains links to third-party websites for verification and informational purposes, including the NMLS Consumer Access site and external rate-tracking publications. We do not control these sites and are not responsible for their content, policies, or practices.

5. Intellectual Property

The Site, including its design, text, graphics, logos, photographs, calculators, and underlying code, is the property of Key2Nest or its licensors and is protected by U.S. and international copyright, trademark, and other laws. You may view and print pages from the Site for personal, non-commercial reference only. Any other use — including copying, redistribution, framing, or scraping — requires our prior written consent.

6. Acceptable Use

You agree not to:

• Use the Site for any unlawful purpose or in violation of any applicable law or regulation;
• Submit false, misleading, or another person's information through our contact forms;
• Attempt to gain unauthorized access to any portion of the Site, the underlying servers, or any related systems;
• Use automated means to scrape, harvest, or collect data from the Site;
• Interfere with the security or proper functioning of the Site.

7. No Warranty

THE SITE AND ALL CONTENT, CALCULATORS, AND TOOLS ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR ACCURACY. We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO EVENT WILL KEY2NEST, ITS OFFICERS, EMPLOYEES, OR AGENTS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF THE SITE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. Our total liability for any claim arising out of or relating to the Site will not exceed one hundred U.S. dollars ($100).

9. Indemnification

You agree to indemnify and hold Key2Nest, its officers, employees, and agents harmless from any claim, demand, loss, or expense (including reasonable attorneys' fees) arising out of your breach of these Terms or your misuse of the Site.

10. Governing Law & Venue

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to the Site or these Terms will be resolved exclusively in the state or federal courts located in Texas, and you consent to the personal jurisdiction of those courts.

11. Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions will remain in full force and effect.

12. Modification

We may update these Terms at any time. Updates take effect when posted, and the "Effective Date" above will be revised. Continued use of the Site after changes constitutes acceptance.
